- Structure: Condition of the structural components, including the attic and crawl space or basement. Construction methods and materials. Evidence of moisture intrusion.
- Roof: Materials, condition, and performance of the roof coverings, flashings, chimneys, and gutters and downspouts.
- Exterior: Materials and conditions of the exterior cladding, doors and windows, driveway and walkways, decks and porches, and lot of drainage.
- Electrical: General conditions of the electrical service, main panel, and visible wiring. Random testing of switches and outlets, light fixtures, and ceiling fans.
- Heating and Air Conditioning: General condition and operation of the visible portion of the furnace, and air conditioning units, ductwork, thermostat, and air filter.
- Insulation and Ventilation: Overall condition of attic and crawl space insulation and ventilation. Operations of exhaust fans.
