During a home inspection, we inspect the following components:

  • Structure:  Condition of the structural components, including the attic and crawl space or basement.  Construction methods and materials.  Evidence of moisture intrusion.

  • Roof:  Materials, condition, and performance of the roof coverings, flashings, chimneys, gutters, and downspouts.

  • Exterior:  Materials and conditions of the exterior cladding, doors, windows, driveway, walkways, decks, porches, and lot drainage.

  • Electrical:  General conditions of the electrical service, main panel, and visible wiring.  Random testing of switches, outlets, light fixtures, and ceiling fans.

  • Heating and Air Conditioning:  General condition and operation of the visible portion of the furnace and air conditioning units, ductwork, thermostat, and air filter.

  • Insulation and Ventilation:  Overall condition of attic and crawl space insulation and ventilation.  Operation of exhaust fans.

  • Plumbing:  General condition and operation of the plumbing system, including the water heater, plumbing fixtures, and all visible supply piping and drains.

  • Interior:  General condition of the walls, ceilings, floor coverings, windows, doors, cabinets, and countertops.

  • Appliances:  General condition and operation of the major appliances.
